dbs operates a No Cost former tenant rent arrears collection programme from debts starting at £50.00 in the investigation of negative balances on accounts following the termination of the tenancy.
We have a bespoke approach to former tenants whom have left arrears on their account. dbs investigates cases of arrears where there is a known forwarding address and will launch a track-and-trace investigation where there is no forwarding information available. Where forwarding details are known, a standard letter cycle is prompted by the dbs in-house system.
This will be sent followed by a secondary letter and a variety of contact methods will be available e.g. phone numbers with property visits where reasonable and at the discretion of dbs. In the unlikely event that our letter-telephone cycle fails to elicit any account with arrears in excess of £600, the case will be processed for County Court Judgment (CCJ). Upon judgment being secured, dbs will – at no extra cost to you, our client – transfer the judgment to our High Court Enforcement division for an Officers attendance.
A subsequent action such as attachment of earnings or an examination will be considered as an alternative collection method. In addition to collecting former tenant outstanding accounts, dbs also offer landlords the most rigorous company tenant background full company reports FREE of charge.
